WATER - Eagle Creek monthly fees include your water.  You do not need to contact the Water Company.  Because water is one of our biggest items of expense.  T
he Association urges every resident to be judicious in its use and to conserve it wherever possible.  Remember, just because you don't see a water bill does not mean you are not paying for water. 
 
ELECTRICITY - Eagle Creek monthly fees do not include your electricity. 
You will need to contact LG&E yourself and arrange service.
 
INSURANCE - Eagle Creek monthly fees include partial insurance. 
You will need to contact your homeowner's insurance company yourself and arrange coverage. 
In the most basic description, Eagle Creek covers the studs to the outside only.  You cover the electrical, plumbing and everything from the insulation and drywall inside. 
The Association's Master Insurance Policy is renewed each year in September.

LAWN & SHRUB MAINTENANCE - Eagle Creek monthly fees include trimming, grass cutting and snow removal and most maintenance on the outside of your home.  
 
TERMITES - Most of the units have been treated for termites.  If you have questions please contact our most wonderful troubleshooter in the world Mary Knopf. The Association covers the initial cost of the termite treatment. It is your responsibility to pay for your annual inspection to maintain your coverage. 
 
PETS - Please show your consideration of your neighbors and our community by carrying a plastic bag and picking up after your pet when walking him or her. 
This applies anywhere on the common area and especially around and approaching the bridge and in the front yards of all homes. 
Also, remember that all pets (including cats) are subject to the local leash law.
 
TRASH PICKUP - is generally on every Wednesday.  RECYCLING is every OTHER Wednesday.  Generally when a holiday is recognized, the pickups are put back a day to Thursday. 
Trash pickup is paid for by the taxes we pay to the City of Lyndon since we are in the City of Lyndon. 
There is no additional charge for trash pickup. 
You have 1 large brown plastic can for weekly trash and 1 large green plastic can for biweekly recycling. 
Please put your cans at the end of your driveway late the night before or the morning of trash pickup day. 
Please also bring them back in your garage when they are emptied.
 
WINTER READINESS - Please remember to disconnect your garden hoses, shut off the water to each outdoor faucet at the valve INSIDE your home and open and leave open each water faucet OUTSIDE your home.
 
FUTURE ASSOCIATION GOVERNANCE - As we look forward to the years ahead, we need to bear in mind the advantages (and savings) all of us enjoy as a result of Eagle Creek being a volunteer-managed rather than a management company-managed community.  Because several of its members have served for many years but plan to leave the board in the coming years, it is always time for new blood to be brought in.  Therefore, the board urges every resident having energy, talent, or experience that might be useful in the management and operation of Eagle Creek to consider seeking election to our seven member volunteer board of directors.
 
SMOKE ALARMS - are inside your unit and are YOUR RESPONSIBILITY TO MAINTAIN and keep fresh batteries in them for backup when there is a power failure. 
Our original alarms are interconnected, direct wired alarms with 9 volt battery backup. 
"Interconnected" means that our alarms are wired such that if any one goes off, some or all of the others go off too. 
"Direct wired" means that your original alarms get their operating power from your home's electrical system.
 
SNOW REMOVAL - is provided for streets by the City of Lyndon and for driveways by the Association. 
 
PAINTING & DECK CLEANING - is provided by the Association.  Generally we rotate approximately every three years or as needed between Sections 1, 2 and 3.
 
ASPHALT REPAIRS & SEALING - is provided by the Association for our driveways.  The driveways have never been resurfaced but were sealed in 2023.
As you may have noticed, our streets are not "standard width".  The developer did this to discourage traffic and also to reduce the cost of the units. 
The City of Lyndon is responsible for asphalt maintenance of the streets because we deeded the streets and the bridge to the City of Lyndon in 2019. 
The streets only were resurfaced in 2007. 
 
FLOOD PLAIN MATTERS - In 2010 and 2011 the Board worked with MSD and made sure that the units on Eagle Creek Place and Eagle Nest Way that are next to the creek have been removed from the flood plain.
This was summarized in 2015.  Please look at Financial Documents Tab on the webpage.  Then look at "Flood Plain (we're not in it anymore)."
